Description: #2644 Central NC, Historic ante-bellum Inn and restaurant with 16 Guest rooms, including a 2 suite cottage, plus an Owners Cottage on 47+/- acres and a potential 200 site campground surrounding a 5 acre lake
This beautiful historic inn property is nestled in nearly 48 acres of rolling hills and lush greenery. Luxuriant longleaf pines, hardwoods and dogwoods flourish, shading many bubbling springs and a tranquil spring fed lake.
Perfectly situated in the internationally renowned Pinehurst golf area, the Inn is peacefully tucked away, yet within an easy drive of Charlotte, Greensboro and Raleigh. Seagrove Pottery center and the Uwharrie National Forest are also less than 30 minutes from the Inn. This ideal location offers the diversity of the scenic Blue Ridge Mountains to the west and the stunning Atlantic coast to the east. The nearby Pinehurst area, known as the Golf Capital of the World, is home to over 40 world class golf courses, breath-taking landscapes, enchanting shops and a unique tradition of culture and art.
The Inn was established in 1857 and is listed on the National Register of Historic Places. This area was selected for the Inn due to the overwhelming popularity of the area's natural mineral springs. This pre-Civil War resort has preserved its ante-bellum charm and splendor. The sweeping verandah welcomes guests to the Inn and provides the perfect place to rest on a sunny afternoon while enjoying an iced Tea.
The stately and gracious first floor restaurant offers a pleasant dining atmosphere for 110 people. The Restaurant can serve breakfast, lunch and dinner. The restaurant is fully licensed to serve wines, beers and mixed drinks. A well decorated lobby, with a fireplace serves both restaurant and Inn clients. The 4 separate dining rooms can be tailored to one or more functions or dining groups. The commercial kitchen is well equipped and able to prepare large quantities of food with both a walk in cooler and a walk in freezer. There is a very profitable catering business that will transfer to the new owners with the sale of the Inn. The property is serviced by municipal water and sewers.
On the second floor we have 14 guest rooms with private baths that are superbly decorated with antiques for the ultimate in luxurious relaxation. Beautiful textured carpets accentuate the gleaming hardwood floors, and the many cozy fireplaces add a finishing touch to this distinctive Inn. In addition, the historic guest cottage has two suites, each with private bath, living rooms with original brick fireplaces. One suite has a two-person jetted tub.
All Guest rooms have private baths, telephones and color / cable televisions. The complete Inn is serviced by fire sprinklers. The Inn blends warmth and elegance into an unforgettable experience.
The Spring House is nearly 100 years old and includes a large Bar. It is perfect for reunions, business and church meetings, receptions and parties. This separate building and the area around it are perfectly suited for wedding receptions.
An old brochure shows a 200 site campground on this property surrounding the lake. Recently, KOA visited the site and indicated that a franchise would be available for the property. KOA also prepared income projections for this projected campground. There was a campground on this site over 20 years ago. Many of the campground power poles and water spigots still exist, however the campground has not been used for many, many years, and the sites are overgrown. There is a bath house with the center portion being used as the laundry area for the Inn. There are no zoning problems that would preclude the re-establishment of a campground on this property. Remember, Municipal water and sewers are available on this campground property.
Also on the property are several out buildings including 2 barns, a chicken coop, the original spring house, and 2 tennis courts. (See the plat.) The manager's home is 1490 sf and offers two bedrooms, a full bath, a kitchen, dining room, living room, sunroom, and front and back porches.
This is a tremendous Historic Inn property, on a private lake with many available profit centers. It is located near one of the Country's best Golf centers. It has much, much potential.
This Historic Bed & Breakfast and future Campground are offered for sale Turnkey at $2,320,000
